Dear all,
thank you for reading this.
I was wondering if there are any other things I can do to stimulate selling my house.
due to the economic crisis my house is for sale, but since housing market is not so well it does not attract any buyers just yet.
we have had a few people looking but no offer was made.
we have done as far as we know all the things a person can do to sell their house, such as fixing everything (nothing is broken or old), we painted the house on the outside, made the garden nice and cleaned out, we cleaned out the clutter in the house (which we do not have much, we are very ordered always), we cleaned the windows, inside and outside, no lights are broken, it is always clean and there is nothing lying around. we even had the new years cleaning, such as wardrobe (donated all clothes and shoes we do not wear to charity).
so I do not know what else we can do to make this house look attractive.
people who visit our house (potential buyers who have a look with de real estate broker) always tell him how nice it looks, pretty and new and all, but that is it.
now for weeks no people having a look around, no propositions, nothing.
does anyone have a suggestion to encourage house sale?

Try this. Get a video camera and go to the street, aim it at your house an approach the house as if your were a buyer or seeing it for the first time. Walk around the house filming the outside, then go in the front door and fiflm as you walk from room to room. Afterward, sit down with family, pen and paper, and make notes while you watch the video.
This should give you a different view of the home, and show flaws or things that might be putting buyer off. Buyers will not tell the truth about what they don't like about a home if it has to do with clutter, old paint or things that need fixing. If your son is in a rock band and has painted his room black, repaint it - buyers don't want a house the needs any work becuse repainting(work) = more $$$. But you get the idea; this may give you some tips to make your home show better.
Go through each room (one room at a time) and have 3 boxes. 1 is for things to donate, the 2nd for things to pack away, the 3rd for broken items for the garbage. This will help you get ready to move, make the house look better to buyers, and help others benefit from yor donations.
We did that to sell our home, & we also buried a small statue of St Jude upside down in the yard. Just remember to take him with you after the sale. He must be placed inside the new home in a place where he is seen(like in a dish garden by a window).

hi lady moon,
thank you for responding. unfortunetely (except for the st Jude statue) we have done all that.
there is nowhere in the house, inside or outside, old paint or anything, the house is completely redone about a year ago, everything is brand new, such as kitchen, bathroom, floors, ceilings, toilets, everything.
we have no children and there are no rooms in a strange or modern way decorated or painted, it is a very calm, restfull house with all basic colours.
no house animals except for free birds in the garden.
we have decluttered the house completely, which was not too hard since we are the kind of people who do not stuff things, or keep old things in the garage or in the attic.
we have donated things and there is absolutely no clutter left, nothing broken, nothing to throw away or give away.

Excelllent - you are doing well.
Now, we can start to look at other things. Have you gone to other open houses in your area to compare how your house looks against the competition? Is the style of decorating up to date? Have youi tried working with someone who stages homes for sale? How does the price compare to other home sale in your area? How long are homes listed before they sell (in our area, it could be a few years)?
If you have checked these things, the only other reason is the housing market & job market in your area, & these are beyond your control. In that case, renting the house may be an option, or reducing the sale price. In our area, the sale market is very bad, and many are trying to rent out their homes or drastically reducing the price.
I would also read at the home page to learn how to energize the home and to enhance your wealth and FS luck. This could be a help.
