Please introduce some easy to use but yet simple and effective methods that everyone can use for date selection.

Eg: Moving house date, Renovation date, Break up date, Divorce date, Wedding date, Proposal date, Signing contract date, Travelling date and etc etc.

Leaning how to avoid bad dates and how to find good date will be useful to most of us right?

Yes indeed date selection is useful.
But as in so many things, the easy version is far less reliable.
I use at least four different approaches to settle on any date for important activity. It is not easy to teach, but is easy to do once you know

The day must not clash with month or year
The hour must not clash or have a conflicting san he relationship with the day
The date must not clash in a negative way with your bazi
Dong gong method
XKDG method
Reality (there are just some things that you can't do on any date you choose)

If I get these all in order, I proceed or make what compromises the real world requires

I have an apartment that I have been trying to sell and no offers after months on the market.

I'm hoping someone can help me figure out an auspicious day when I can drop the price and get an offer.

I tried the calculator on the wofs website but it's just my kua number, and the marriage calculator for dates in 2011 and 2010.

I need to drop the price soon and sell this place.
